COI is mandated by leading institutions and capital partners to establish bespoke Funding Lines that deliver efficient deployment and long-term alignment.

Our core mandate is to originate and manage institutional-grade Funding Lines that facilitate direct lending exposure to Commercial Real Estate Credit (CRED) across Australia. Unlike securitisation warehouses, these Funding Lines are structured as bilateral arrangements, typically comprising a senior capital facility alongside an equity or first-loss tranche, allowing for flexible structuring aligned with our partners’ capital return and risk objectives.

As the Investment Manager, COI collaborates with our Funding Line partners to design scalable credit programmes tailored to their origination appetite, portfolio strategy, and return targets. These programmes are deployed across curated debt opportunities, with rigorous credit governance, asset selection protocols, and robust downside protections.

Each Funding Line is engineered for precision, featuring capital-efficient draw mechanics, agreed exposure parameters, and continuous performance monitoring via our ADAX-powered reporting platform. These lines are ideal for institutions seeking recurring exposure to private debt without the structural complexity of a warehouse.
